A window-well project should address access and water management together. Have the contractor assess the well’s condition, inside space, cover, window operation and drainage route. A replacement well may be only one part of the solution; the scope should explain which problem each proposed change is intended to correct.

What can you document before the site visit?
Photograph the entire area and any visible damage without entering an unsafe well or removing parts. Note when water appears and whether it follows rainfall, irrigation or another event. Include the location of nearby downspouts and surface runoff. Keep photographs of the same area under different conditions when practical.
Those observations support an investigation; they are not a remote diagnosis. A useful proposal should identify the suspected source, the work intended to address it and any further investigation needed. If two contractors suggest different remedies, ask each to explain which observed condition their proposal addresses.

BILCO describes its ScapeWEL as an open system that drains into perimeter drainage. That product description is useful because it identifies a receiving system; it does not establish that an old house has a working perimeter drain ready to receive a new well. BILCO ScapeWEL product information.
Is gravel or a cover the entire drainage plan?
Ask for the proposed water path from the well to its destination. A material listed in the estimate is not the same as an explanation of the whole arrangement. If the proposal assumes an existing connection, ask how that connection will be found and evaluated. If that remains unknown until excavation, request a written contingency for the investigation and possible additional work.
Treat a cover as a selected product with operating instructions. Ask how it fits, how it releases from inside and how the homeowner will maintain it. Compare the proposed repairs
List the symptoms next to the work each bidder proposes. Mark what is included, what is optional and what remains an assumption. Use the quote worksheet to compare those written scopes, and retain documentation of the final drainage arrangement.
